DEFINING YOUR PROJECT GOALS
When defining your project objectives, we work together to set clear, measurable, and achievable goals that meet your specific requirements and expectations. BIM-TARGETS AND -USE CASES
When defining the BIM-targets and use cases, we identify specific ways in which BIM can be used in your project. We define clear, measurable goals and specify use cases that improve efficiency and quality. The defined BIM-use cases allow us to describe requirements and corresponding delivery services, which are monitored and checked by us throughout the respective project phases.
BIM-SETUP: EIR & BEP
During BIM-setup, we create the client information requirements (EIR) and prepare the BIM-execution plan individually for the project. The EIR defines the required data and information deliveries, while the BEP sets out detailed specifications for the implementation of BIM in the project. This ensures clear communication and work processes and forms the basis for a successful BIM-project.
BIM-MODELING GUIDELINES
We develop clear guidelines for the creation of BIM-models as well as defining standards and requirements for the maintenance of BIM-data. This includes the definition of modeling standards, data exchange formats and quality assurance criteria to be able to guarantee consistent and accurate modeling for all project stakeholders.
BIM SPECIAL CONTRACT CONDITIONS (BIM-SCC)
When defining the BIM-Special Conditions of Contract (BIM-SCC), we advise you on specific contractual clauses, the requirements for modeling, data integration and quality standards. We regulate the responsibilities of those involved in the project, define review processes to ensure data quality, establish data protection- and change processes. This assures a clear, efficient, and legally compliant use of BIM throughout the entire project.
BIM-Coordination
As part of the overall BIM-coordination, we ensure efficient communication and collaboration within the project team. We supervise the compliance with the defined standards and coordinate collaboration between the various specialist disciplines. In this way, we make sure that all BIM-processes run smoothly and that the project goals are achieved efficiently.
QUALITY CHECK OF THE PLANNING
In addition to geometric coordination, BIM-quality assurance verifies the compliance with the defined requirements for all project participants. The semi-automated checking of qualities and technical feasibility, such as DIN-standards and building regulations, reassure the quality of your construction project.
MONITORING OF COSTS AND DEADLINES
By linking schedules and costs with BIM-models, budget- and schedule deviations can be continuously displayed based on the model and countermeasures can be initiated in a targeted manner. Thanks to our construction management expertise, we support you both model-based and conventionally to keep your project on budget and on schedule.
Determination of quantities
In the construction phase, quantity takeoff involves the precise determination of the required materials and resources based on the BIM-model. Regular updates are applied to accurately calculate quantities and make adjustments to changes in construction progress to facilitate efficient material procurement and resource utilization.
CONSTRUCTION PROGRESS CONTROL
BIM-based construction progress control offers you seamless monitoring and coordination of all trades during the construction process. We use data models for coordination and guarantee that all information relevant to the construction process is recorded and checked in the BIM model. This allows us to identify deviations at an early stage and communicate them to those involved in the project. In this way, we guarantee adherence to deadlines and cost certainty.
DEFECT- AND CHANGE MANAGEMENT
Our BIM-based defect- and change management relies on model-based localization of defects and changes. We coordinate all processes centrally using the Common Data Environment (CDE). This enables clear allocation and rapid coordination between all trades. We use mobile devices to digitally record defects and changes directly on the construction site. The model-based and centralized documentation enables a clear assignment of responsibilities and ensures transparent traceability of solutions.
SCHEDULING / CONSTRUCTION PROCESS SIMULATION
In BIM-based scheduling, our focus is on planning and visualizing the construction process using construction process simulation. The visual representation of the planned construction progress allows schedules to be created and checked in order to optimize the process and identify potential delays at an early stage. In addition, investigations of process variants can be displayed directly in the model. This enables efficient management of construction activities for punctual completion of the project.
COST AND BUDGET MONITORING
BIM-based cost and budget tracking helps to accurately track construction costs by linking the models with cost information. This increases transparency, as all parties involved always have up-to-date and consistent data at their disposal. Through derived quantity- and cost comparisons deviations are identified at an early stage and appropriate measures can be taken. The BIM-method also makes it easier to simulate cost developments in the event of planning changes and their impact on the overall budget.
QUALITY ASSURANCE OF THE DOCUMENTATION
Beside the as-built-documentation in the form of BIM-models, we also define which requirements are relevant for building operations. To this end, we work with the operator to formulate the requirements that are to be integrated into the Asset Information Model (AIM). The distinction between as-built-model and AIM is essential here. We ensure compliance with the requirements by the project participants for you.
DIGITAL FACILITY MANAGEMENT
In facility management, the connection with BIM-models facilitates the management and maintenance of buildings. Relevant data such as maintenance plans, materials and technical specifications are centrally accessible. The model link in the CAFM-system facilitates the integration of real-time-data such as sensor information for continuous monitoring of the building's condition. This increases operational efficiency and reduces costs in the long term. In this way, we illustrate specific use cases out of technical, infrastructural, and commercial facility management based on models.
RENTAL SPACE MANAGEMENT
Our rental space management services are based on precise recording with the aid of BIM and laser scanning, which means that surfaces are documented accurately and always up to date. This precise recording makes it possible to optimize rental spaces according to a range of space calculation standards and therefore increase rental yields. Through digital integration and regular updates, we achieve efficient space utilization and accurate billing. This allows you to maximize the profitability of your properties.
BIM-MODEL AS THE BASIS FOR CONVERSION MEASURES
BIM-models form the basis for reliable, robust planning of conversion measures during ongoing operations. This leads to an accurate planning in which conversion measures can be seamlessly integrated into existing operations without disrupting them. Due to the transparent visualization and collaboration in realtime, potential problems can be identified at an early stage and solved efficiently, which accelerates planning- and construction times.

Hamburg’s overseas district is one of the largest BIM-construction sites in Europe, with over 50 planning teams and 300 BIM-models for 420,000 m² of gross floor area, including residential- and office buildings, a cruise terminal, a shopping mall, two cinemas and four hotels. As BIM GLW, we are responsible for cross project BIM management and MEP-coordination in the core area and are pursuing 15 BIM-use cases to achieve the project goals.
